What is the Stamp Duty Calculator VIC?

The Stamp Duty Calculator VIC estimates Victorian land transfer duty from a property’s dutiable value. Choose the general schedule or the supplied principal place of residence concession bands.

How to use the Victorian stamp duty calculator

  1. Enter the property dutiable value.
  2. Choose general or principal place of residence (PPR).
  3. Calculate and review the duty and effective rate.
  4. Confirm any first home buyer benefit separately.

VIC general and PPR rates

The general schedule applies 1.4% up to $25,000; $350 plus 2.4% above $25,000 to $130,000; $2,870 plus 6% above $130,000 to $960,000; 5.5% of the whole value from $960,001 to $2 million; and $110,000 plus 6.5% above $2 million.

For an eligible PPR, the supplied concessional formula is $2,870 plus 5% over $130,000 from $130,001 to $440,000, then $18,370 plus 6% over $440,000 to $550,000. Outside that range this tool applies the general schedule.

Worked example: $500,000 principal residence

The supplied PPR formula gives $18,370 plus 6% of the $60,000 above $440,000, producing estimated duty of $21,970. The general schedule would produce $25,070.

First home buyer thresholds

Under the supplied rules, an eligible first home buyer may receive a full exemption up to $600,000 and a concession from $600,001 to $750,000. This calculator does not apply that benefit because eligibility and the concession amount require more than the price alone.

Benefits of comparing rate types

  • See the possible difference between general and PPR treatment.
  • Budget beyond the deposit.
  • Compare Victoria with NSW or Queensland.
  • Take a clear estimate to a conveyancer.

Disclaimer: this estimate uses the supplied 2026–27 bands and is not an official State Revenue Office assessment.
