What is the Queensland stamp duty calculator?

The Stamp Duty Calculator QLD estimates the transfer duty that may apply when property is transferred in Queensland. Enter the property’s dutiable value and the calculator finds the correct general rate band, adds the band’s base amount and applies the marginal charge above its lower threshold.

This tool is intended for early purchase planning. It can help a home buyer or investor include transfer duty in an upfront-cost budget rather than looking at the sale price alone. The result is an estimate, not an assessment, and it does not include legal fees, registration charges, inspections or finance costs.

How transfer duty is calculated in Queensland

Queensland uses progressive transfer duty bands. Moving into a higher band does not apply that band’s marginal rate to the full property value. Instead, the calculation starts with the base duty for the band and charges the listed amount for each $100, or part of $100, above the lower threshold.

  1. Enter the property’s purchase price or other relevant dutiable value.
  2. The calculator identifies the matching Queensland transfer duty band.
  3. It adds the base duty and the marginal charge for the value above the threshold.
  4. The result shows estimated general duty and its effective percentage of the property value.

QLD transfer duty rates

More than $1,000,000$38,025 + $5.75 per $100 over $1,000,000

Worked example: $500,000 property

A $500,000 dutiable value falls in the $75,001–$540,000 band. Start with $1,050, then add $3.50 for each of the 4,250 lots of $100 above $75,000. The estimated general Queensland transfer duty is $15,925, an effective rate of about 3.19%.

First home buyer concessions in Queensland

For contracts dated on or after 1 May 2025, an eligible first home buyer may receive a full transfer duty concession on a new home or vacant residential land, with no price cap under the supplied rules. Eligibility conditions still matter, including the buyer, property and occupancy requirements.

For an established home, an eligible first home buyer may pay no duty up to $700,000 and may receive a partial concession from $700,001 to $800,000. Because the exact concession depends on eligibility and details not collected by this calculator, the result above continues to show general duty. Buyers should confirm the concession before subtracting it from a budget.

What the estimate includes

The result includes only the general transfer duty produced by the listed Queensland rate bands. It does not assess first home buyer eligibility, apply a home concession, or include title registration, conveyancing, building and pest inspections, lender fees, mortgage insurance or settlement adjustments.

Disclaimer: this Queensland stamp duty estimate is general information only and is not financial, legal or tax advice. Confirm the dutiable value, current rates, concession eligibility and final amount with the Queensland Revenue Office or a qualified conveyancer before completing a transaction.

Frequently asked questions

How much is stamp duty on a $500,000 property in Queensland?

Using the general rate schedule supplied for this calculator, estimated transfer duty is $15,925 before any home or first home buyer concession.

Do first home buyers pay stamp duty in QLD?

An eligible first home buyer may pay no duty on a qualifying new home or vacant residential land for contracts from 1 May 2025. Eligible established homes may receive full relief up to $700,000 and partial relief up to $800,000.

Does the calculator automatically apply a first home concession?

No. The calculator shows general transfer duty because it does not collect all details needed to establish eligibility or calculate every concession.

What property value should I enter?

Enter the transaction’s dutiable value. The purchase price can be a useful planning figure, but an official assessment may use another value in some circumstances.

Why is the effective rate lower than the top marginal rate?

The schedule is progressive. A base amount covers the lower bands, while the marginal rate applies only to the value above the current threshold.

Are registration and conveyancing fees included?

No. The estimate covers general transfer duty only. Other legal, registration, finance, inspection and settlement costs need to be budgeted separately.
